LIVING SPACES
Ground Floor:
Spanning two levels with elegant dual sleeping wings, the villa offers 500 sqm of thoughtfully composed interiors. The ground floor unfolds in a fluid sequence of interconnected living and entertaining spaces.
The living areas comprise three distinct lounge spaces alongside two dedicated dining rooms, providing exceptional flexibility for both formal and informal gatherings. The main dining room accommodates a custom-designed walnut table with brass inlay, seating up to fourteen guests. The second dining area is in the loggia.
The fully equipped kitchen features modern appliances, a marble countertop, and a central chef’s island overlooking both the dining room and the formal living room. An adjacent entertainment suite includes a traditional open fireplace and billiard area, with direct access to the cinema room. The olive oil and wine tasting room completes the ground floor, offering a dedicated space to enjoy the best of the Tuscan table, including high-quality organic oil sourced from the property’s estate.
Also on this level is a private spa sanctuary, filled with natural light through a large arched door. It includes a sauna and a dedicated lounge for unhurried relaxation, complemented by a full bathroom and chromotherapy shower.

 

OUTDOOR FEATURES
A covered wrap around portico extends the living space outdoors, furnished for aperitivo lounging, dining and equipped with an outdoor kitchen, BBQ, and wood-fired pizza oven. From here, the garden opens onto an infinity pool with uninterrupted views across the Tuscan hills. While the main pool basks in golden sunlight, a separate children’s pool is nestled under a mature oak grove, offering a dappled canopy of shade. Above the pool, an elevated lounge terrace offers a commanding view over the estate’s working lands. Yet the true soul of the property lies just beyond the gardens: 35 hectares of private olive groves and farmland that sweep directly before the pool - a stunning lanscape that remains, from every window and terrace, profoundly and exclusively your own.

Famous for the Leaning Tower, Pisa is a must-see once in a life destination for the visitors of Italy. However, while exploring the Miracle Square is something that cannot be missed, the unique and picturesque villages set in the surrounding areas of Pisa are worth a visit.
The most famous area to explore is the hills of Volterra, a medieval city embraced by rolling hills where you can admire Etruscan and Roman sites and learn the alabaster art from local craftsmen. Going just a bit further reach San Gimignano and do not forget to pick up some wine on the way to enjoy at the villa.
